Self-Employed and Contractor Mortgages
Whether you are a sole trader, partnership or trading via a limited company we can help. We have extensive experience in placing funding for the “self-employed”, especially Contractors in the Oil and Gas Industry
In general, lenders require at least 2 years trading history with 2 years’ accounts to lend up to 95% loan to value (LTV) for residential lending. If you have one year’s trading behind you, loans between 80% and 90% LTV may be available subject to certain criteria.
Mortgages for Contractors are more specialised, if you have been trading for more than 12 months you may be eligible for a loan up to 95% of the value of your property. We have direct access to lenders who offer mortgages to contractors often at enhanced rates.
We are specialists in Self-Build Mortgages and have successfully arranged funding for numerous projects all over Scotland. We are highly commended by several architects and builders across Scotland who trust us to look after their clients funding requirements.
Funds are generally released via stage payments, most lenders will allow borrowing against the plot as required. Lending is available on traditional construction methods, for example brick/concrete block, stone walls, as well as for more modern methods of construction including, timber kits and timber clad properties.
Mortgages for purchases up to 95% loan to value (LTV) are available and, in some instances, 100% LTV with family help.
New Build: we have access to lenders who will consider loans up to 95% of the value on new build houses and flats, subject to certain criteria. It should be noted, however, that many lenders still have reduced maximum loan to values on new build property.
Many lenders offer up to 95% loan to value (LTV), with incentives such as free remortgage legal fees (for standard legal work) and free valuation or a cashback. Some lenders may offer loans up to 90% LTV for debt consolidation, subject to terms and conditions.
We can also advice on Product Transfers and Further Advances, sourcing a better deal with your current lender in many cases.
Buy to Let Mortgages:
We can assist both first time landlords and more experienced landlords access the funding they need. Typically, 75% loan to value (LTV) is available up to a maximum of 80% LTV for more experienced landlords in Scotland, some lenders will consider up to 85% LTV on cases in England. Landlords may also be able to re-finance their existing portfolio's.
Limited Company Buy to Lets
Due to UK Government changes to the taxation of rental income, an increasing number of landlords are switching existing or new buy to let property into new or existing Limited Companies. Carden Associates can advise on the lending options for individual and portfolio deals.
Houses in Multiple Occupation (HMO's):
Funding for HMO’s is available in both personal names and via Limited Company mortgages. Remortgaging for existing HMO's is also available, including capital raising.
Commercial and Business Mortgages:
For business clients we can typically arrange up to 80% loan to value on commercial property for strong funding proposals. Certain sectors such as Healthcare, Pharmacies, Doctor, Dental, Podiatry and Veterinary practices and the Agriculture sector are currently looked upon favourably by a number of lenders, in some instances funding up to 100% LTV will be considered.
